Property is little far (10min walk) from subway karasuma line. You will get familymart, 7/11, multiple vending machines nearby. Hotel serves complementary breakfast, which is excellent. Breakfast menu has veg/non-veg multiple items including fruits and beverages. Hotel daily service is also good. Rooms are very clean. Check-in and check-out is also very smooth. Front desk staffs are extremely friendly and helpful. Positive: facilities, room environment, privacy, security, fantastic breakfast, hastle-free checkin/checkout. Negative: bit far from main city centre. If you are spending sometime after midnight near sanzo area/riverside. You may need to walk a little long to reach hotel as city bus/subway services will not be available late night.

Great location. The bus stop is right in front of hotel, which is important because, bus is most popular means of transport in kyoto unlike tokyo or osaka. The staff is super helpful. The rooms are great, the view from room is great. And the free breakfast is extremely helpful for vegetarians like me.
