Review Summary
Powered by Myra.AI
This property shines with its fantastic central location, making it super easy to explore Edinburgh's top attractions. Guests appreciate the helpful staff and clean rooms. Breakfast offers a decent spread, though some suggest adding more variety. Overall, it's a cozy and budget-friendly option with great access to transport and nearby eateries, perfect for exploring the city.
Poor Stay
Do not expect too much from this hotel. Many basic facilities were missing — there was no wardrobe/almirah in the room, no complimentary water bottles, no porter service for luggage (you’ll need to carry it yourself), and even simple amenities like moisturiser weren’t available. The breakfast spread was decent, not very tasty but it did the job. Overall, I would say this is more of a budget hotel. If you go in with limited expectations, it’s fine — but if you’re expecting full-service comforts, you’ll likely be disappointed.
Room: Standard Room, 1 Double Bed (with Free Hot Breakfast)

Not good
Rooms were not clean and very expensive much better options available near by no housekeeping staff in the property
Room: 2 Single Beds Standard
Good but can be better
Beautiful location, basics are covered, hot water shower, staff courtesy, bathroom. Rooms are dirty and floor carpets are old and smelly. Breakfast is very bad.
Room: 2 Single Beds Standard
Good Stay
The hotel was centrally located. Very close to the royal mile and edinburgh castle. Rooms and bathrooms were less spacious and buffet breakfast was limited. Largely it is the location that is the biggest point for the hotel.
Room: Standard Room, 1 Double Bed with Sofa bed
Horrible service, good location
Receptionist was rude and least bothered about guests. House keeping didn’t change the towels placed on the floor, they just hung them back on as fresh ones, disgusting. Breakfast was ok. The only good thing was the excellent location of the hotel.
Room: Standard Room, 1 Double Bed, Accessible
Comfortable stay and supportive staff.
Quite comfortable stay. Very supportive staff. I reached edinburgh from dublin and had to proceed to 3 days tour to highlands and needed to keep one bag for 2 nights. Contacted hotel staff and they agreed to keep my luggage. Thank you team holiday inn.
Room: Standard Room
Monotonous breakfast
The breakfast menu was the same everyday please have some variety based on days of the week.
Room: Standard Room, 1 Double Bed with Sofa bed
Average Stay
The location is excellent, all the mode of commutation is a step away. The rooms were at -1 level, a bit uncomfortable. Walking down the street was quite comfortable as all the key places are around. Breakfast was average, for 2 days exactly same menu. This could have been better.
Room: Standard Room, 1 Double Bed with Sofa bed
Terrible Stay
Rooms are very congested and not as shown as in the photos. Had booked a room for 2 nights and had to change it as the room in the ground floor was sophisticated.
Room: Standard Room, 1 Double Bed with Sofa bed
Average Stay
The rooms were just ok very poor quality breakfast

Hotel is close to railway Station and City Centre. Best part of the hotel is breakfast, while it's english breakfast but the quality is good. Limited option for vegetarian but manageable. Rooms were small but clean. Staff was helpful. No locker in the rooms though safe facility at the reception. Try Rabbies City tour for a different experience
